Phase 1 consisted of 72 units which commenced in January 2019 with the overall project completing March 2022. 25 of the homes are for for shared ownership and the rest for affordable rent.

Waldeck worked closely with EMH Homes and Morro Partnerships to deliver the scheme.

Our Achievements
We were appointed by EMH Regeneration to provide Employer’s Agent, Quantity Surveying and Principal Designer services and Jessup Brothers to provide FRA and drainage design, Civil and Structural Engineer and Party Wall services on a two-phase scheme consisting of 76 units.
We assisted the developer and EMH Regeneration with pre-contract feasibility estimates, due diligence reports on the civil and structural implications and supported the team with information required for planning pre-application meetings and the reserve matters planning application.
We also supported EMH Regeneration with estimated cash flow drawdown and project programmes for both phases and with construction programmes for phase 1.
Added Value
During our value engineering prior to exchange of contract with EMH we identified that the sites original outline planning had a larger floor than that needed to meet 85% NDSS. With Jessup and EMH the phase 1 scheme was developed for 72 units and the savings for the floor area reductions meant a Phase 2 was created that added an additional 4 units to the development.
